Net absorption of Grade-A office space along the Wardha Road–MIHAN corridor touched 1.4 million sq ft in Q4 2026, the highest quarterly figure since 2021, according to data shared by three commercial brokerages.

Two Fortune 500 tenants — one in industrial automation, the other in pharma R&D — signed long-term leases totalling 480,000 sq ft, anchoring the next wave of Global Capability Centres (GCCs) in the city.

Average headline rents in MIHAN-SEZ have moved from ₹42 to ₹47 per sq ft over the past four quarters, an 11% YoY rise, while vacancy has compressed from 24% to under 18%.

Developers are responding: three new towers totalling 2.1 million sq ft have broken ground in the past six months, with completion staggered between 2027 and 2029.

Two structural shifts explain the spike. First, the airport's expanded international schedule has made Nagpur a viable hub-and-spoke base for capability centres serving EU and US morning hours. Second, talent retention costs in tier-1 cities are now 38% above Nagpur for comparable engineering roles, per CBRE's compensation index.

Risks worth flagging: the SEZ sunset clause continues to create policy uncertainty for new entrants, and power-reliability data for MIHAN's grid feeder shows 99.4% uptime — strong, but a notch below what hyperscale tenants typically underwrite.

Residential follow-on is already visible. Land transactions within 7 km of MIHAN gate rose 22% by volume YoY, with a notable shift from plot sales to integrated township launches.

What this means for residents: if you work in the corridor, expect tighter parking and longer queues at the Wardha Road–Outer Ring interchange through 2027. If you're a long-term homeowner in Besa, Pipla or Beltarodi, your land basis just got re-rated whether you wanted it to or not.
